How to sell a house

If you decide to sell your home, going to a specialist independent estate agent, such as Norman Lloyd & Co, is strongly recommended. Upon contacting us, you can expect the following service...

An experienced estate agent will visit your home and advise you upon a realistic market value and method of marketing. It is Norman Lloyd & Co's policy that this is a free valuation with no obligation for you to accept our terms.

HIPs - A Home Information Pack (HIP) is required for most residential properties marketed for sale in England and Wales.

It is a legal requirement to have a HIP and you can't market your property without one. The HIP lets buyers see important information on the property at the start of the process, free of charge. This means there's less chance of buyers becoming aware of any surprises at the end of the process. The HIP can help reduce delays and extra expense to the buyer and seller.

From 6 April 2009, the HIP must be available and contain the following documents on the first day a property is put on the market:
  • Home Information Pack Index
  • Property Information Questionaire (PIQ)
  • Energy Performance Certificate (EPC) or Predicted Energy Assessment (PEA)
  • sustainability information (required for newly built homes)
  • sale statement
  • evidence of title
  • standard searches (local authority and drainage and water)
  • a copy of the lease for leasehold properties
  • commonhold documents, where appropriate

Your property will be marketed accordingly. This may include a sale board, display in all of our five offices, details sent to prospective purchasers held on our computer, local and national newspaper advertising, a listing on our web site, and inclusion in the well distributed Norman Lloyd & Co Property Guide.

Such advertising will be tailored to meet your requirements ensuring that suitable and serious purchasers are attracted. When such people wish to view your home, Norman Lloyd & Co can provide a member of staff to give accompanied viewings, thus providing security and peace of mind.

Your estate agent will receive and inform you of any offers made upon your home resulting from the marketing process. At such time when a agreeable offer is made, both parties' solicitors will consult to arrange an exchange of contracts and a completion date. On this date, the agreed price will be paid to you. Until this point Norman Lloyd & Co will make no charge.
