Buying a home, whether you are a first-time buyer or not, can be an intimidating process.
To simplify and help explain the process involved here's our step-by-step guide...
Identify the qualities that you require your new home to possess. Namely location, size, age, condition and any personal requirements, such as a large garden or outbuildings.
Register with estate agents. By registering with Norman Lloyd & Co your requirements are added to our property database ensuring that suitable property details are sent to you promptly. You will also receive our property guide listing all current properties for sale through our five offices in Shropshire and Mid Wales. By registering with us, many hours of searching for properties can be saved and you'll be kept completely up-to-date on the current properties available.
Viewing a potential home is simple. Norman Lloyd & Co will arrange a suitable time for yourself and the vendor. A representative will assist you and be able to answer any questions that you may have. Many "after-thoughts" occur following viewing a property, and Norman Lloyd & Co will be happy to clarify any questions you may have.
If you decide that a property is suitable, you should contact the estate agents and place an offer for the property. As will be explained, offers are conditional on a satisfactory outcome so a survey can be undertaken at this stage to determine that the property is structurally sound.
If the offer is acceptable and when you are satisfied at the outcome of any surveys, your solicitor will draw up your contract. At this stage all legal rights of ownership and planning issues are examined. The process is still "subject to contract" to protect you if any unforeseen problems arise.
If everything is fine then contracts will exchange along with a deposit (usually a percentage of the agreed sale price), and a completion date is agreed. Upon this date all documentation will be completed and monies paid, whereupon the home will be yours to enjoy.
